Progress on Long-Term Repairs and Estate Services Partnership

To make this happen, we’ve partnered with Echelon, a leading social housing consultancy, to re-procure long-term contracts across key areas—repairs and maintenance, planned works, estate services, and compliance.

Driven by Resident Feedback

This isn’t just a behind-the-scenes process. Over recent months, we’ve invested significant time and effort in designing specifications that will strengthen and improve the services we provide. Most importantly, this journey has been guided by you—our residents. Members of Karibu’s Resident Procurement Panel and Tenant Scrutiny Panel have played an active role, ensuring your feedback shapes every decision.

What’s Coming Next

We’re excited to share that these new long-term contracts are on track to go live in April 2026, marking a major step forward in delivering services that are reliable, responsive, and focused on what matters most to you.

As we celebrate 18 months since our merger, it’s time to review and renew key services. One major area under review is communal cleaning and grounds maintenance. The process has started, and the Tenant Committee is helping shape the service specification and KPI Handbook to ensure performance is measured effectively.

Our goal? To appoint a long-term partner for estate and block services, with a minimum contract term of six years (including break clauses). The service will be consistent across all Karibu properties, and we anticipate the new contract will commence on 6 April 2026.


Progress So Far

  • Presentation to the Tenant Committee by our consultancy firm
  • Tender advertisement following review of specification, KPIs, and Social Value commitments
  • Receipt of tenders by the submission deadline
  • Initial review and scoring of submissions by officers
