Important Update on EWS1 Forms Issued by Tri Fire

On 31st January 2025, the fire safety industry was informed that a Director of Tri Fire had been formally struck off by the Association of Fire Engineers.
As a result, housing providers across the country, including ourselves, have undertaken a review of all EWS1 forms issued by Tri Fire to assess potential impacts and determine the next steps.
Unfortunately, several mortgage lenders have responded by refusing to accept EWS1 forms completed by Tri Fire. This decision is affecting leaseholders and shared owners who are currently trying to sell their homes in buildings where Tri Fire carried out the original external wall survey.
Following this development, we have carefully reviewed the Tri Fire EWS1 report and the accompanying photographic evidence for your building. Based on this review, the information provided appears to be supported by the photos of the exposed areas. We therefore have no reason to believe that the building is unsafe.
However, in order to give all residents and potential buyers additional assurance — and to ensure the new certification is acceptable to lenders — we have commissioned an independent external wall survey. This precautionary survey will be completed by 30th July 2025.
In the meantime, a valid Fire Risk Assessment (FRA) remains in place for your building. We are actively working to close down any outstanding actions raised within that assessment.
We understand that this situation may be unsettling, and we want to reassure you that we are treating it with the utmost urgency. We will continue to keep residents updated as soon as new information becomes available.
