At Karibu, we are committed to ensuring every resident feels safe, secure, and comfortable in their home. We're proud of the positive work we're doing together with our residents to maintain high standards of safety and compliance across all our properties.

However, it's important to remember that this is a two-way agreement. As part of your tenancy, you are required to allow access to your property for essential safety and compliance checks. These checks are not optional – they are a legal requirement designed to protect you, your household, and your neighbours.

We are issuing an urgent appeal to all residents: if you are due for a compliance check, please contact us immediately to schedule your appointment.

Your safety is our top priority, and regular compliance checks are vital to ensuring your home meets all necessary safety standards. These essential checks cover a range of critical areas, including:

  • Gas Safety Checks: Ensuring your gas appliances and fittings are safe and in good working order to prevent leaks and carbon monoxide hazards.
  • Electrical Safety Checks: Verifying your electrical systems are secure and up to code, minimizing the risk of electrical fires and shocks.
  • Fire Door Inspections: Checking the integrity and functionality of fire doors, which are crucial for containing fires and allowing safe evacuation in an emergency. These inspections are carried out by Metro. Keep an eye on our website for the latest schedule of upcoming fire door inspections.
  • Other Important Safety Inspections: Depending on your property, this can also include checks on smoke detectors, damp & mould, ventilation systems, and more.

We understand that opening your home can be an inconvenience but giving us access to carry out these essential checks is a requirement of your tenancy agreement. These inspections aren't just a formality; they are a legal and necessary part of maintaining a safe living environment for everyone. By allowing us to perform these checks, you're helping us identify and rectify potential hazards before they become serious issues.

We've noticed that some residents have not allowed access to our contractors – K&T Heating and Chigwell – to carry out these vital inspections. If you have been contacted by either contractor and have not yet arranged access, please contact us immediately to schedule your compliance check via the details below.

If you have received a notification that your property is due for a compliance check, or if you believe you are overdue for an inspection, please don't delay. It is crucial that we gain access to your home to carry out these vital safety assessments.

Failure to allow access is a serious breach of your tenancy agreement. If we are unable to gain access after repeated attempts, we will have no choice but to begin legal proceedings through the courts to ensure compliance. This is not a step we take lightly, but it is necessary to uphold safety standards and meet our legal obligations.
