Karibu Community Homes is inviting residents to help shape the future of our homes, neighbourhoods, and services by sharing their views on our new Asset Management, Environmental and Sustainability Strategy.
The strategy sets out how we plan to invest in, maintain, and improve our homes between now and 2030, while supporting longer-term ambitions for safer homes, stronger communities, and a greener future. It explains how we will care for our properties, improve energy efficiency, meet building safety requirements, and keep residents at the heart of decision-making.
As a housing provider supporting more than 5,000 customers across West London, Karibu owns over 1,870 homes with a total value of £174 million. Over the next 30 years, we plan to invest £79 million in maintaining and improving our homes, helping to ensure they continue to meet residents’ needs now and in the future.
Investing in Better Homes
The strategy focuses on several key priorities designed to improve the quality, safety, and sustainability of residents’ homes.
These include maintaining high standards of building and fire safety, tackling damp and mould, upgrading kitchens and bathrooms where needed, and improving the energy efficiency of our homes. We are also working towards achieving EPC Band C across our homes by 2030 and Net Zero carbon emissions by 2050.
To support these ambitions, Karibu has identified 11 asset management objectives that will guide future investment decisions. These include carrying out regular stock condition surveys, improving building information, using data to make smarter investment decisions, and embracing technology to identify issues earlier and improve maintenance services.
Our aim is to direct investment where it will have the greatest impact for residents while ensuring fairness, transparency, and value for money.
Building a More Sustainable Future
Alongside improving homes, the strategy places a strong focus on environmental sustainability.
Planned initiatives include improving insulation, ventilation, and heating systems, reducing carbon emissions through technologies such as solar panels and electric vehicle charging points, and creating greener communities through enhancements to outdoor spaces and recycling initiatives.
We also want to support residents with practical advice, information, and training to help reduce energy use, lower household bills, and contribute to a more sustainable future.
Significant Investment Planned
Over the coming years, Karibu will continue investing in a wide range of improvement programmes, including building safety works, energy efficiency measures, major component replacements, and sustainability projects.

These investments are designed to ensure homes remain safe, warm, affordable, and fit for the future.
