Assistant Director of Housing Services

Leonard Brown

Leonard Brown

Leonard has over 27 years of experience in social housing and has served as Assistant Director of Housing Services at Karibu Community Homes since 2024. Leonard is responsible for leading tenancy and neighbourhood services, ensuring residents receive a fair, safe and high‑quality housing experience.

In this role, Leonard oversees tenancy management, community safety, safeguarding, and resident engagement, while ensuring Karibu complies with the Government’s Consumer Standards and the Housing Ombudsman’s Complaints Handling Code. Leonard also drives continuous improvement to strengthen service quality and enhance the resident voice across the organisation.

HR Advisor / Office Manager

Marcus Atkins

Marcus Atkins

Marcus Atkins is an experienced HR Advisor and Office Manager known for his practical, people‑focused approach. With expertise in employee relations, performance management, recruitment, and HR administration, he helps organisations build clear, compliant processes. Marcus guides managers through capability issues, performance improvement, absence, and disciplinary matters, offering calm, fair, and legally aligned support.

Alongside his HR work, Marcus manages office operations to maintain smooth workflows, effective resource use, and a positive workplace environment. Recognised for his clear communication and solutions‑driven style, he builds trust at all levels. He is committed to continuously improving HR documentation, streamlining processes, and equipping managers with the tools they need to lead confidently.

Housing Manager

Janet Adebayo

Janet Adebayo

Janet Adebayo is an experienced Housing Manager who joined Karibu in April 2024. She began her career in 2005 as a Housing Liaison Officer and has since built a distinguished track record across multiple key areas of housing and income management. Over the past 20 years, Janet has held roles within the Homeless Assessment Team, Income Management, Allocations, and Lettings, and has served as both Senior Income and Resident Sustainment Officer and Housing Manager.

In her current role, Janet oversees a broad range of housing functions, including day‑to‑day housing operations, ASB case management, estate management, voids, allocations, tenancy management, and staff supervision. What drives Janet most is the meaningful impact of her work—knowing she can make a tangible difference in people’s lives by helping them sustain their homes and maintain stability.

Head of Customer Experience & Income

Ray O'Looney

Ray O'Looney

Ray O’Looney is an experienced social housing professional with more than 20 years of frontline and leadership experience across customer experience, income management, and tenancy support. As Head of Customer Experience and Income at Karibu Community Homes, Ray leads the organisation’s approach to delivering responsive, high‑quality services that put residents at the centre.

Having progressed through a range of roles within the sector, Ray brings a strong understanding of the challenges communities face and is dedicated to building services that are fair, accessible, and focused on long‑term tenancy sustainment. He is passionate about creating positive customer journeys and driving continuous improvements that meaningfully enhance residents’ lives.

Bola Adesoga

Bola Adesoga

Bola Adesoga is a qualified accountant with over 30 years’ experience across the public and private sectors, bringing deep expertise in financial reporting, systems control, treasury management and business planning. Since joining Karibu in 2021 (formerly Inquilab), she has played a central role in strengthening financial governance and ensuring the organisation maintains robust, efficient and future‑focused financial systems.

An insightful and highly experienced finance leader, Bola is known for driving continuous improvement, delivering value for money and supporting a customer‑focused approach in complex environments. She has a proven ability to build strong working relationships at every level and brings board‑level experience, with a clear commitment to effective risk management, strong internal controls and a strategic, forward‑looking financial vision.

Kez Yaqub

Kez Yaqub is the Head of Repairs, overseeing both reactive repairs and empty property works. With nearly a decade of experience in the social housing sector, Kez has built his career around improving the quality, safety, and comfort of customers’ homes.

Driven by a genuine commitment to making a meaningful difference, Kez takes pride in ensuring that every repair, whether large or small, contributes to residents’ wellbeing and safety. His work focuses on delivering high‑quality services, strengthening contractor performance, and continually raising repair standards to support better outcomes for customers.

Head of IT & Data

Ilham Ismail

Ilham Ismail

Ilham Ismail is an experienced technology leader with over 28 years in the IT industry, specialising in digital transformation, emerging technologies and data‑driven innovation. He joined Karibu (formerly Inquilab) in November 2022 and has since led the organisation’s strategic approach to IT, data, cybersecurity and system modernisation. With a career that began in early coding and evolved alongside major shifts in the digital landscape, Ilham brings deep expertise in artificial intelligence, the Internet of Things (IoT), predictive analytics and smart‑technology solutions across sectors including social housing, government, transportation, hospitality and real estate.

Passionate about harnessing technology to improve services and enhance organisational performance, Ilham has architected a wide range of solutions, from smart environments to customer‑focused digital platforms. He is committed to ethical, secure and responsible innovation, with a strong focus on cybersecurity, data integrity and delivering practical, future‑ready systems. As Head of IT & Data, he continues to drive Karibu’s digital transformation, ensuring technology remains a powerful enabler for residents, colleagues and communities.

Head of Planned & Compliance

Ned Rankovic

Ned Rankovic

Ned Rankovic joined Karibu as Head of Planned Programme and Compliance in January 2025. He brings over a decade of property and asset management experience, with a strong track record in leading investment programmes, delivering complex projects and ensuring high standards of safety and compliance.

Ned is committed to strengthening Karibu’s long‑term asset planning and maintaining homes that are safe, sustainable and meet regulatory expectations. He is known for building effective teams, driving improvement and delivering programmes that make a tangible difference for residents.
