Lists & registers
We want residents to be able to find clear information about the safety checks, certificates, assessments and registers we hold for their homes and buildings.

This page explains what records we keep, how often checks take place and how you can ask us for a copy of information relating to your home.
Some records may contain personal information, sensitive building information or details that change frequently. Where this applies, we may provide a relevant extract, summary or redacted copy rather than publishing the full record online. We will explain if any information cannot be shared.
Requesting a safety record
You can request a record relating to your home through any of our usual contact channels or by contacting the Compliance team. Please include your full name, address and the type of record you need so we can identify the correct document. Do not use this route to report an emergency or an urgent repair.
Gas safety certificates
What we do. We arrange a gas safety inspection for every home that requires one every 12 months. Our current gas safety contractors are Village Heating and Sureserve.
Our latest position. Our gas safety compliance rate across the portfolio over the last 12 months is 99.07%.
Getting a copy. Residents receive a copy of the gas safety certificate when they move into their home. You can also request a further copy through any of our usual contact channels. We aim to provide it within 48 hours, excluding weekends, once we have the information needed to locate the correct record.
Fire risk assessments
What we do. We carry out and review fire risk assessments every 12 months for all 105 buildings covered by our programme.
Higher-rise building. Movia Apartments is over 18 metres high and is managed by Pinnacle.
Getting a copy. A copy of the relevant fire risk assessment is given to residents when they move in and can also be requested from our Compliance team. Fire risk assessment records are held in Safety Smart.
What we may share. We will provide information that is relevant to your building, subject to any necessary redactions or restrictions. We will not publish property addresses as a public register. Detailed action information will normally be provided with appropriate context rather than displayed as a live public list, because actions and their status can change from month to month.
Asbestos register and surveys
What we hold. We hold asbestos information for homes built before 2000 and for communal areas where asbestos information is required. We are developing a new asbestos register to make the information easier to review.
Before work starts. Asbestos surveys are shared with contractors when they need the information to work safely. Before planned work begins, a location-specific asbestos survey is completed where required.
Getting information. If you would like asbestos information relating to your home or communal area, contact the Compliance team. We will check the available records and provide the relevant information, subject to any necessary data protection or security restrictions.
Electrical safety reports (EICRs)
What we do. Electrical Installation Condition Reports, known as EICRs, are managed on a five-year cycle. Properties are sent to the contractor for inspection, and completion is tracked so the new inspection takes place before the current report expires.
Getting a copy. Residents receive a copy of the EICR when they move into their home. You can also request a copy from us at any time through the Compliance team.
Legionella and water hygiene
What we do. Formal water hygiene and Legionella risk assessments are in place for 11 buildings with relevant communal water systems.
How often checks take place. Legionella risk assessments are generally completed every two years. Testing is usually carried out quarterly, although the exact frequency is based on the requirements of each building.
Getting information. Residents can contact the Compliance team for water hygiene information relating to their building. We will provide the relevant information we hold, subject to any necessary redactions or restrictions.
Lifts and LOLER examinations
What we do. Every building with a lift has a LOLER examination. These examinations are carried out by the insurance company. Jackson Lifts carries out the regular maintenance of our lifts.
Getting information. If you would like information about the LOLER examination or maintenance records for a lift in your building, contact the Compliance team. We will provide the relevant information we hold, subject to any necessary redactions or restrictions.
Energy Performance Certificates (EPCs)
Getting a copy. Residents receive an Energy Performance Certificate when they move into their home. If you need another copy, contact us and we will help you access the certificate for your home.
How to request information
To request a safety document or information from one of the registers listed on this page:
- Contact Karibu through any of our usual contact channels, or email the Compliance mailbox to make request for more information.compliance@karibu.org.uk
- Tell us which record you need, for example a gas safety certificate, EICR, fire risk assessment, asbestos information, water hygiene record or LOLER examination.
- Give your full name and address so we can locate the correct record and complete any necessary identity checks.
- Tell us if you need the information in another format or require communication support.
We will respond as soon as reasonably possible. The published 48-hour target applies specifically to gas safety certificate requests and excludes weekends. Timescales for other records may vary depending on the type of information requested, the checks required and whether information needs to be redacted.
Protecting information and keeping residents informed
We are committed to being open about building safety while protecting residents, personal data and sensitive building information. Public lists will not include individual property addresses. Where a document contains personal information or sensitive details, we may remove that information before sharing it.
Some safety actions change as work is completed or new checks are carried out. For this reason, detailed fire risk assessment actions will not be published as a live standalone list without context. Residents can request the relevant assessment and an explanation of the current position from the Compliance team.
